accessmap3Mayflower Mountain Resort will be the newest ski resort in Utah when it opens during the 2024-25 season, and it is now selling condominiums and home lots. If you’ve got a couple of million dollars to spend, this is a great opportunity to buy a slopeside home in Park City. The new real estate listings also give us a deeper understanding of what the newest Utah ski resort will be like.accessmapblowup The new maps (pictured above and below) show what the terrain could look like, and what the names of the lifts will likely be. The main base area will be serviced by multiple lifts, including a two-stage gondola. Thie Mayflower Express will lead up to an entry point to Deer Valley Resort. Otherwise, this gondola will service the McHenry Express terrain pod, which will have intermediate runs. Initially, the tallest part of the resort will be Big Dutch Peak (summit elevation of 8170 feet), which will service intermediate and advanced trails. Hail Peak will be serviced by Amsterdam Express, and will have intermediate and advanced runs. There will also be another base area called the Pioche Village, which will be in close proximity to Deer Valley’s Jordanelle Express Gondola. The Pioche Express will serve beginner and intermediate terrain. The map also shows an area that could become future expansion for Mayflower Resort and/or Deer Valley. Mayflower remains in active negotiations with Deer Valley as to whether they will be a joint or separate venture. Last month, the first real estate development began offering home sites for sale. Named the Marcella at Mayflower, prices ranged from $2.3-3.7 million. The caveat to these listings is that you have to build the home.  I’ve followed the listings for the past couple of weeks, but they’ve sold out. While these sites are likely sold out, there are more phases that will become available in the future. The other development is called Mayflower Lakeside and will be located between Mayflower Resort and the Jordanelle Reservoir. These condominiums range in price from $595,000 to nearly $3 million. Although these are not slopeside, they are only a couple of minutes’ walk away from Mayflower Mountain Resort and Deer Valley. I’ve seen a lot of critics of the Mayflower project based on prior posts, and I think some points are valid. Some of the criticism of the build is the low base elevation (just above 6500 feet), the lower elevation of the peaks, the flatness of the terrain(at least in the lower elevations), the need for snowmaking operations in a state with a rapidly drying water supply, climate change, and the west and eastern exposure of many of the potential trails. I think a lot of these points are legitimate gripes, but there are also advantages to a new ski resort in Utah. At this point, nearly every ski resort in the state is packed to the brim during peak periods. As someone who lived in Utah for four years though, I think a new resort will help spread visitors out to a different mountain. Traffic to the resort, which is located just off I-80, could help relieve the scenes seen on Route 224 in Park City. With that being said, some of the initial new terrain pods seem underwhelming, with a couple of the trails just seeming like connectors to real estate properties. Skiing operations remain a couple of years away, but various apartments will open this September, and numerous hiking/mountain biking trails could open this summer. https://i0.wp.com/secureservercdn.net/198.71.233.70/7b1.eab.myftpupload.com/wp-content/uploads/2022/05/marcellamap-2048x1540.jpg?resize=780%2C586&ssl=1Image Credits: Marcella at Mayflower, Mayflower Mountain Resort
