PROPERTY DESCRIPTION:

“Extremely rare opportunity to own and expand an existing recreational resort just 8 miles from the Donner Summit, right along Highway 80.  In the wintertime, this property is a wildly popular sledding and inner-tubing hill, which grossed approximately $500,000 in 2018.  There is also a concessionaire who operates a wintertime snowmobile rental, and summertime ATV and dirt-bike rental outfit.  The owners have developed roads and have created summertime camping sites available to the public.   Expansion opportunities include a zip-line course, a high ropes course, an e-bike trail system, and a wedding venue.  This is also the site of a former horse rental outfit, who guided rides into the neighboring Tahoe National Forest, with easy destinations of adjacent Kidd Lake, Cascade Lakes, and Long Lake.  The water resources on this property are also incredible, with a 50 GPM artesian well, and multiple springs feeding a 90,000 gallon storage tank.  175 Acres are zoned TPZ, which was historically harvested, and the owners have a current timber management plan in place.  There is also a permit to mine surface granite boulders, used for high-end landscaping projects.” – Listing
