Wyoming — Did you know that there are ski areas in Wyoming that aren’t named Jackson Hole or Grand Targhee? Incredible observation, I know. There are actually some hidden-gem ski areas in Wyoming, including Meadowlark.
Last year, the Meadowlark Ski Area & Lodge was listed for sale. Currently priced at $4,995,000, Meadowlark Ski Lodge features possibilities for year-round recreation. They are reportedly looking for the best and final offers by March 1st, with the goal to finalize the deal by June 1st.
The ski area itself is on the smaller side of Wyoming’s ski industry, but it still has some fun terrain. Known as the “Little Jackson Hole” of the Big Horns, Meadowlark features 35 trails across 230 acres with two lifts. It’s a snowy spot, averaging around 300 inches of snow each year. At the base area is a rustic 15,000-square-foot base lodge, which features a food court, a lodge space for diners, rentals, a ski patrol room, a retail shop, and a ticket office. In the summer, the ski area serves as a wedding venue.
Located a few minutes’ drive away from the ski area is the Meadowlark Lake Lodge. This resort features 15 cabins (including 10 that were recently renovated), 4 duplexes, 6 motel rooms, a restaurant with employee housing on the upper floor, and a marina. With convenient access to Meadowlark Lake, there are activities like fishing, kayaking, and swimming.

Good or Bad Value?
Previously priced at $5.7 million, it has been reduced by a decent amount. As the price reduction suggests, the property’s value may be a bit too high. For example, another Wyoming ski area (Sleeping Giant) was recently listed for sale, but only for $500k.
As analyzed by the Acquisitions Anonymous Podcast, there are various risks to this pricey acquisition. Its remote location, limited skiable acreage compared to major destinations, and lack of financials displayed on the listing are potential red flags. Success here would likely require a high-net-worth owner who doesn’t care about the bottom line.
On the other hand, you could argue that the lack of taxes makes it a worthy opportunity. Wyoming has no income tax, dynasty trusts (no estate taxes for 1,000 years), and low property taxes compared to other states. I feel like buying this place requires someone who wants to keep a legacy alive.
