“Brooks Lake is not big enough to be a major commercial enterprise, but it is a place where the family can gather for reunions while the place pays for itself. There are no property taxes and there is no competition… It’s a truly special place surrounded by great natural beauty, but it’s five miles off the paved road and, in winter, only accessible via snowmobile or snowcat. We harvest our own water and the historic buildings do require maintenance in these extreme conditions.”

Looking to buy a stunning hotel property in the middle of Wyoming? May I suggest the Brooks Lake Lodge and Spa for $10.9 million? Located in Dubois, Wyoming, this nearly one-hundred-year-old lodge has a bit of everything for the outdoorsy-minded individual. Depending on the season, guests can fish, nordic ski, backcountry ski, hike, fish, horse ride, hunt, and much more. According to Forbes, Max C. Chapman Jr. is selling the twenty-five-acre property to focus on another major property transformation that he owns in Wyoming: Snow King Mountain Resort. Snow King is currently installing a gondola, and more major upgrades are on the way to make it a direct competitor to Jackson Hole and Grand Targhee.

Some of the major amenities that the Brooks Lake Lodge features include:

  • A spa featuring a hot tub, sauna, fitness center, and a tranquility room.
  • Groomed Nordic trails, backcountry skiing access in the Shoshone National Forest, snowshoeing, and world-class snowmobiling trails.
  • A horse ranch featuring corrals.
  • A restaurant and a bar.
  • Seven guest rooms in the main lodge, and eight individual log cabins.
  • A fall hunting season session featuring archery sessions, rifle hunts, and private guided hunts.
  • Approved plans to build an observatory(but was never built).
  • Four employee housing cabins.

The Brooks Lake Lodge opened to guests on Independence Day in 1922 and is celebrating its hundredth anniversary in 2022. Once known as the Two-Gwo-Tee Inn, it’s listed on the National Park Services Register of Historic Places. Multiple renovations and additions have kept the facilities in elite shape, earning it a 4.26-star rating on Google and a 5-star rating on Tripadvisor. For our downhill skier demographic: the main con is that there is no major ski resort destination that is close to the resort. The closest resort is Snow King, which is nearly a ninety-minute drive away on a good day. This is definitely a great ownership option though for those who love horse riding, fishing, hunting, or snowmobiling.

You can view the listing here. The lodge is also still open to the general public, and you can book a stay here.
