Utah Property sales that feature quality skiable terrain are hard to come by. There have been a few notable instances of opportunities in recent years, including a failed ski resort concept in Montana and the land that became Wasatch Peaks Ranch (a private ski resort) in Utah. There’s another property with potential, though it seems likely to become a private playground for a wealthy future owner.

Priced at $4,995,000, Powder Ridge is a 666.48-acre property located 42 miles from Park City and 75 miles from Salt Lake City International Airport. The land was initially envisioned as a private ski area, with 12 trails planned. So far, three trails have been cut, and they apparently are steep. Add in the fact that it’s in Northern Utah, and it’s at 8,000 feet (meaning good snow), and this place has a lot of potential to be someone’s powder playground. While it’s currently without a lift, guests can reach the top via UTV or snowmobile. Fly fishermen would also enjoy the land, as it provides access to the West Fork of the Duchesne River.

Why It Would Be Better As A Private Ski Operation

While you may think this could be a great new public ski area, there’s a good reason it would be better as a private playground or a boutique overnight resort with limited guests. The first challenge is reaching the base of the slopes. In the winter, it’s reached by UTV, snowmobiles, or hiking. This makes large visitation by automobile challenging, if not impossible. Did somebody say monorail?

I do hope there’s a way for the public to access it in the future, as it would be a cool addition to the Utah ski scene. In particular, a cat-skiing operation would be a cool opportunity. The more likely route is that it will become someone’s private powder playground. Other potential routes mentioned by the listing include a corporate retreat or a secluded family getaway.
