Rumford, Maine — Affordable ski developments are hard to find these days. However, at one under-the-radar ski area, a development is underway that will give residents easy access to the slopes.

Back in March, Mainebiz reported on the Black Mountain Condos, a new development that’s happening at an underrated Maine ski area. This is being developed by Red Hill Road LLC, not Black Mountain of Maine, which is a 501(c)(3) non-profit. When fully complete, the complex will include an outdoor pool and a commercial space. While they are clumped together, the strength of this development is affordable housing that will create a strong community.

The final output for this project will be twenty buildings, with each of them being home to two condominiums. Prices for these units currently range from $339k to $749k. With it being a condo, there’s a $350 HOA fee per month. The condos range from one to four bedrooms and one to three bathrooms. These units will feature TimberHP-insulated interiors (allowing for soundproof walls and less energy consumed), modern appliances, and heat pumps.

The key perk for condo owners is its location next to Black Mountain of Maine. The ski area is home to a vertical drop of 50 trails, 3 lifts, a vertical drop of 1,380 feet, and a tubing center. The non-profit Maine Ski Area is also known for its skinning trails and backcountry glades. There is also a vast cross-country network next to Black Mountain, with over 17km of trails.

“The goal of this project in Rumford is to support the local economy and the ski mountain,” said Kara Wilbur, who runs Dooryard (a Rumford business), to Mainebiz.

Construction was reportedly supposed to start this June, with the first eight units expected to open for residents in January 2026. However, construction hasn’t reportedly started yet, so that timeline could change.
