Small ski areas are the hot real-estate commodity this summer as Marshall Mountain joins the likes of Spout Springs, OR as one of the two small ski areas for sale in the US. Currently Marshall Mountain is listed at $2.95 million.
The ski area, which is located in the Rattlesnake Mountains just 7 miles from Missoula, offers access to pristine backcountry ski terrain, hiking, horseback riding, and mountain biking. The Missoula ski hill, which began running rope tows in 1941, closed in 2003 when the IRS seized the property from then owners Bruce and Kim Doering. Since then, the mountain has served as a popular setting for weddings, mountain bike races, and company outings.
Although Lolo National Forest and Five Valleys Land Trust own the upper parts of the ski area, which include lifts and the main slopes, Windermere Real Estate group’s 156 acre base area has potential for leasing opportunities to access the upper reaches of the mountain for non-motorized commercial purposes i.e. skiing.
According to the Missoulian, “With a down payment of $590,000, a credit score of more than 740 and a 30-year fixed mortgage, a buyer could own the property for a monthly payment of $12,668.99, according to Windermere Real Estate’s online listing for the property.”
